5 Star leasing agent-Stephen Gallegos
If you are looking for an apartment in a beautiful, peaceful, serene environment you need to come to the Bluffs! This is our second time leasing an apartment/home and our agent was Stephen. He is an admirable young man with an incredible voice I might add! He should be using it to make millions of dollars as an announcer! Steven is extremely professional and represents the Irvine Company with the utmost proficiency. He has the stature, sincerity, kindness and politeness of a royal, and he can also make you laugh! He took care of us through a crucial milestone in our 38 years of marriage when we were selling our family home of 33 years and downsizing. We were very stressed out with an escrow cancellation in the last week of escrow and then a new buyer extending the escrow closing four different times. Each time I came to talk to Steven he was understanding, patient and helpful. I made a blundering mistake at one point and changed our apartment there and he graciously forgave me and smoothed the transaction back to our original apartment and never made me feel embarrassed about it. He is just a young man, but he seems to have some worldly experience, no doubt due to the job and people he faces every day. So we would just like to thank him for all he did for us to get us settled here again in a place we can call home until we find our way again. Thank you Stephen you didn’t amazing job for us! Horribly made, from a design and development perspective
This is the first time I’m leaving a review for any app. As an iOS developer, I’m distraught with how horrible this app was made. Views are pushing and popping in the wrong areas, data doesn’t update after app restarts, or even reinstalls. Notifications don’t clear in-app or on the home screen. User experience is backwards and upside down in every way, their overuse of web views (loading website into the app) is astoundingly overused and buggy, although this was likely a budget issue/requirement from the Irvine Company. Data does not save. I’ve updated my info several times (for some reason my phone number is completely incorrect across all of the Irvine Company systems and app, even though I’ve updated it with them in-person, and across all the said systems). Notifications come super late and it’s disconnected from the actual services they use (ie I will get a package delivered via Parcel Pending and won’t get notified in the app until I call resident services to ask “where is my package? UPS said it was delivered”). Really disappointed in the overall quality, given the “luxury apartment” experience I’m promised. It took smart developers to make beautiful apps 5 years ago, now it just takes someone/a company finding the right tools/team to create one for you.

Suggestions
-the navigation tabs at the bottom cover the iPhone XS Max line at the bottom making it difficult to press some navigation buttons -The app requires me to call to schedule a maintenance request during business hours. It was nice in way older versions of the app when I could have them call me to schedule one if I did not give permission to enter. Also I am required to call even if it is a community request. It was just convenient when they would call me instead of me calling them. Half the time the office never even answers so its impossible to get into contact with them. -Touch ID/Face ID login is never used even when configured to. The app just logs in by itself. This is not how biometric authentication should work to login.

All at Home just has bugs
It’s really obnoxious that every time I want to check the app, i have to sign in AND do an email confirmation. I don’t understand why face ID isn’t enabled on this app nor is it considering my device a trusted one since I’ve signed in before. Why do I need to sign in and get an email confirmation literally every single time I open the app? Ever since the app was redone to be “All at Home” it’s been way worse with tons of bugs. Can’t always view the lease documents because it just comes up blank, sometimes it won’t load maintenance requests page, etc. Those are really annoying and should have been fixed by now but they haven’t. I’m on a brand new iphone 14 with the most recent iOS update so it’s not me here, it’s the app.

Great company. App needs work.
The Irvine Company and leasing office have provided excellent service. Hoping this is consistent. The app still does not work on iPhone SE. It would be very helpful if it did work. Is there a way someone can fix the app to work on the iPhone SE? Very surprised and disappointed that the Irvine Company permits people to smoke cigarettes when there’s no smoking here and permits extremely noisy motorcycle and car engines to disrupt residents’ sleep. Hoping they do something about this soon.

Maintenance request options
I love where I live and I love that there is an app for maintenance requests. The maintenance team has been very prompt with our requests and are always so friendly when we see them around the property. A suggestion for the app; have more options for the “Unit” section. It’s my understanding that any pest control service is done through an outside company ? But maybe the app could have a feature for pest control requests. Just a thought. Thanks for reading this, and thanks for providing a lovely place to live.

Ghost notifications count and poor maintenance request form
For some reason the notifications count is always in hundreds range. I now see 146 as notifications count on the app icon but when I open the app there are no notifications. And the maintenance request forms - probably the poorest forms I’ve ever come across. Normally people won’t use this feature but I don’t know if this my bad luck I live in Northpark apartments in San Jose, CA and also the poorest maintenance one among other Irvine properties in Bay Area, so I have to use this feature constantly. Let’s go deep - How on earth an individual can figure out that he/she needs to tap on the strings such as ‘apartment number’, ‘do you have pets’, and ‘perfected contact number’ to see the cyclic options? 🤷‍♂️ May be try showing the default options and then users can tap them if they need a change? And same thing with ‘request repair in’ option as well. I’ve been using the for years and app is still in its nascent stages. Just hoping that it can be made better.

Great
Management is okay when it comes to dealing with leaks that occur in the level A of parking garages I’ve noticed it takes time (which is annoying when it comes to paying out of pocket and saying to wait for your reimbursement when a leak caused damage to your paint and vehicle). Otherwise, apartment complex itself is great to live in. Residents here mind their business and it’s so peaceful to walk in.

😊Love living here! Leasing office is always so helpful. Amber and Bev are truly wonderful, they both make you feel comfortable with any questions you may have and always happy to help! Maintenance crew is really great too! Always friendly and they get the job done the first time! And the clean up crew as well work hard to keep our grounds so beautiful!

Don’t use for recurring payments
I set up a recurring payment on the 30th of the month and the app specifically stated that when a payment is set up on the 30th, all subsequent payments would be deducted on the last day of the month. However, this was not the case and the subsequent payment was taken before the last day of the month. I explained this to management and was told I did not set up my account properly. It was never said that may be our system has an issue and we will work with you to fix it. It was immediately the customer’s fault. I like The Irvine Company, but I would never use their app for recurring payments.

Great location
We have been in our ground floor Torrey Hills apartment for a couple of weeks. Although our patio faces the spa and pool area, we are pleasantly surprised at how much privacy we have. The greenery provides a really nice screen, without being overwhelming; we receive abundant natural light as well. So far we are pleased. Thanks again, to Kailey Moffatt for her continued contact with us before and after our lease signing.

Isela Amaro- super fast maintenance
Me and my family live in Promnade and we had an issue with our refrigerator. I requested a repair at 4:50pm and Isela arrived at 5:00 PM. The refrigerator is replaced and back to work at 6:10pm. Isela helped us to replace and is so friendly. We are so satisfied by what Isela offered. Kudos Isela people like you are keeping us to love our community. Thank you!

Notifications won’t go away!
Overall the app does its job and it’s pretty easy to use. Only grievance is the notifications don’t clear, which is frustrating. The past 2 weeks there’s been an annoying red “12” bubble on the corner of my app icon that I can’t get rid of even though I have zero unread notifications. I’ve tried deleting the app and uninstalling, restarting my phone, even when I log out of the app it’s still there - nothing seems to work!

Absolutely Useless
I’m not sure if they’ve just dropped the ball with my specific property, but the app is completely unusable for me. It shows me the hours of community amenities and the “news and updates” section, but I’m completely unable to click on the “my home,” “services” “community,” and “profile” buttons- aka the things you actually want to have access to if you’re submitting service requests or trying to pay rent. The navigation tab also pulls up a blank blue screen with no options. What a waste of phone space.

Needs improvement
Some good features on here but it is annoying to be asked every time if I want to use Touch ID. Even though I say yes I have to log in every time. Also a problem is the maintenance request section. The first choice should be Community or Unit. If I’m filing a community maintenance request I should not have to first answer the questions regarding whether I have a pet and whether they can access my apartment or need to make an appointment. It’s irrelevant.

Maintenance Request completed in apt. 129
1) Dishwasher was replace with a new one after some few attempts to repair. Still to be tried and tested however. It’s new , should be ok. 2) We would like to recognize Francisco your service technician who replace our dishwasher. He is very knowledgeable of his job, very kind and pleasant. In a scale of 1 to 10, with 10 being the highest, We’d give a 10. His job performance was Excellent.

Used to be great now it is terrible!!!
The app used to work great. Now it ask s you to re authorize yourself every couple of days with the leas e email which i do not always have access to and sometimes i need to receive a parcel and I cannot login and make a rebt payment in time because I was logged out again and cannot reach my roommate which we used the email at the lease documents. Please revert back to the way it was couple a months ago with faceid login and everything.

Useless App and No real support
I just moved in here at the beginning of the month and I am still unable to login to my mobile app. I have sent in multiple help requests and the same guy who responds doesn’t do anything except ask for a screen shot. To make matters worse, I can’t even login through their website. How am I supposed to pay rent or send maintenance requests in the future? This is really embarrassing for something like this to happen with a big company like the Irvine Company.

I’m pleased with how Monte Vista apartments use technology for it’s residents. It was very rough getting into the apartment with many delays and obstacles but it’s worth it now it seems. We are still working out the move in repairs. We will get there soon I hope. Thx!

Technology has improved yet we are stuck with this app that feels like it has been written years ago. Hard to use, many bugs, ugly UI and the worst part is the external service that shows the balance of the rent and utility and all those biling related stuff which is hard to use and even harder to reason about. One good thing is the integration with the parcel service and the timely and useful notifications

Not what it used to be
2 years ago it was worth me paying a couple hundred dollars more p/mth to live here. It was quiet, clean, friendly, parking wasn’t so bad . Now I can wait to leave when my lease is up. It’s NOTHING that I would have signed up for . Easiest way to put it, looks , feels, and sounds like just another apt complex accepting vouchers for people that act entitled .

Not able to see past maintenance request and pending parcels
I have added several maintenance requests and not able to see any of them. I also get notification for parcel pending but after opening the app it shows count as 0.

Rats
The community is very nice and safe especially for families ;however , rats have been seen a lot around recently , residents are panicking and this is becoming a serious issue . You need to look into this issue seriously and get it solved

Barbecue area
I am enjoying everything except there are no rules re barbecue area . The noise and smock sometimes is so bad doors windows can not be open , there is smoke but too have two or the three people cooking at the same time is just too much , their should be rules posted , re cooking and noise .Also time whenArea is closed. Literally never works
I thought it was just down for a little bit of time, but the app’s features haven’t worked at all for over 2 months. I can’t use it to pay rent, I can’t file maintenance requests, i can’t see incoming packages. It just presents a blank white screen for every feature and tells me some vague message like “an error occurred”.

iPad Maint. Request area BROKEN
Tried submitting a community area request, the app DEMANDED I put in a photo. I don’t have one. It would NOT let me submit without one. It is ALMOST IMPOSSIBLE to bring up the keyboard for the comment area. I tried the app on the iPad in the large mode and small mode. I’ve tried both the Apple pencil and my finger. I’m on an iPad Pro 11” with iPadOS 17.5.1.

Can’t pay my rent through this.
I’m moving in 3 months and the application has removed all access to anything, including payments. I can’t even see my account information. They have a ridiculous feature that removes all access to everything if you haven’t renewed your lease, even if you’re still a tenant.

Most Horrendous App on the App Store
I came here to verify I’m not alone or crazy — that an access control apartment app crashes EVERY SINGLE TIME. This app still doesn’t work after deleting and reinstalling. I see people have been complaining for over a year with nothing done. I’m deleting it now; since I know for a fact that it’s utterly useless.

Super slow and not very responsive
Takes forever to load the content to just pay my bill and often times the button does not respond so it doesn’t take me to navigate around the places where I need to get stuff done. Definitely a waste of time

App Crashes
Can never get the app to work unless I uninstall and reinstall the app. Then when I need to use it again I have uninstall and reinstall. I’m guessing it is trying to access some cached data that it no longer has access to

The new app has no functionality
There is no way for me to pay rent make a maintenance request. I just updated it because I saw the email and now I have to go to my laptop to pay my rent unless it’s fixed before hand.
