Few tips to improve app
I love this app! It’s super simple to use. If I could change a couple things… I would like to see a select feature when using the library to add pictures. Currently, it only allows you to add pictures from the library one at a time then it closes back to review the photos. If I could select multiple at a time that’d be AWESOME! also if I could add a contact list in the app when sharing the report that’d be great! It uses my personal contacts on the phone which is fine but it also auto populates contacts when sharing. Also I’m not sure if this is a good space to ask for improvements , I’m so sorry. It’s a great and simple app though!

Had a lot of issues until…
I love this app, it’s very simple to use. I love how you can have the tenant sign it and in there, It’s a wonderful feature, when it works! My problem came because I downloaded the app before my new employer had sent me my sign in information. Because of that every time I tried to do an inspection it wouldn’t allow me to access the report to have the tenant sign. I would have to send in a help ticket and they would fix it eventually. I have to say help technicians have been very helpful and getting it running for me. I recently deleted the app and re-downloaded it and it has been working perfectly! If you have trouble with the app, delete it and re-download it and it will be flawless thank you guys so much for being helpful!

Awesome
I am a roofing contractor... I have used this app for 5 years with great success to create proposals, service orders, contracts, roof certifications and invoices. I email my Customer’s and with one click, the “job” details are before their eyes. The invoice method is always appreciated by my customers because of the before, in progress, and completion photos that I am able to include in my Happy Inspector document. 99% of my Customer’s don’t get on the roof and some are out of town / state... this app allows me to give them an up close experience of the work we did on their roof. This makes he Customer happy because a picture is worth a thousand words. That happy customer pays quickly and I like to get my money on time. Thanks to Happy Inspector my Customer’s tend to write checks immediately after reviewing my Happy Inspector invoice. Mike / Hudson, OH

Works great!
I’ve been reading a bunch of the reviews and just find them all to be a bit absurd.. This app runs perfectly.. I literally have never had my app crash once in the last two/three years we have been using it as a property. Obviously you have to make sure your device and app are kept updated otherwise you will have issues but that’s normal for literally all apps. It’s common sense. Literally the only thing I would add to this app is a feature that would either save my name for signature so I do t have to type it out every time or save the name and signature like a drop down menu to select who is signing. Otherwise this app and program is a 9.5/10. Also love that I can pull up my inspection on the computer and type it out there. Love it!

Great App, Great Company
Happy Inspector is the perfect app for doing our routine property evaluations. We were looking to get away from paper and pen reports and found HappyInspector. It has been great. After almost 2 years of using this app, we can’t think of trying anything else. Easy interface to use and you can customize reports to whatever you need. Reports are synced and easily sent to our managers and owners. Highly recommend this app. Also to their customer service. They are phenomenal. As we have used the app, we have ran into bugs and issues that get updated swiftly. HappyCo customer service is great. They helped us through all our technical issues when they popped up. Highly recommend this company.

Worst ever
This is the worst app that u have to use on your smart phone to begin an inspection then u can sign into the site on your desk top. You can add multiple photos from your library. Plus I don’t do photos line item by line item. I take a ton of photos all at one time or else if I do it line by line an inspection will take over an hour. Some here say this app is simple? It is not, it’s not user friendly at all. I’m busy I just want to click a property. Hit a button that says new inspection you can not make changes to the make up of the property on the web site only on your smart phone. I just can’t anymore, I keep telling Buildium , well Real Page to dump happy co as there are many other programs that are better. But it’s real page which is being sued by the doj. It might be time to go to appfolio. Don’t pay for this find a much better program.

Camera update
Great app. Has made my job much easier! One update is a must... just purchased an iPhone 11 and was excited use the ultra wide angle lens. Little did I know that you can’t use the phones native camera functions and are limited to only one aspect ratio. When doing inspections, it’s helpful to be able to capture the entire room with an ultra wide. Please update!

Only Works On Apple
My company uses this app so I literally have to use it multiple times daily. 1st I’ll give you the pros. It is simple to navigate……. So the issues I have with it is that I had to purchase an iPad to get it to work. Otherwise certain units will not populate or email. Sometimes it takes up to 3 or 4 minutes to be able to see something on screen. (I’ve tried on multiple different Androids with the same result) The app also is a tad bit clunky and could use an overhaul to streamline it. Like how to add or remove sections etc. Also the way the photo load works. Sometimes photos won’t go in. Bottom line is…it’s a solid app as long as you double check every piece of data you input.

Unusable
I cannot begin to express how unusable this app is. It is meant to make our lives easier, so why do I have to click 5 times to get to my camera roll? Why do I have to scroll through ALL my pictures all over again to get to the one I need? Why does the app crash if I leave it for too long? Why won’t the app tell me WHERE I missed an item? Why can’t I view all of my descriptions from my phone screen? Anything that’s too long for my screen I can’t read. Someone needs to take another look at the UI of this app and redo all of it in a way that ACTUALLY makes the job easier. Honestly, I’d rather do a paper inspection rather than this mess!

Buggy and klunky and slow support
I’ve been a user through Buildium for several years. I use this app heavily in the summer. You just can’t rely on it. If you are making a one time standard report it’s fine. But move in move out reports don’t work well, aren’t reliable across iPhone and iPad and as a paying customer, support is nice but slow. It’s buggy and klunky and should be more polished for its age here. I just can’t rely on it at our critical time of year. Plus be aware there are different partner versions that do less than the full version.

This program is easy to use and it’s very helpful to edit and create templates that suit your companies needs. It would be very helpful if the version that is used with Buildium had the send to sign function.

Home check service
I have a property management & home check service in Arizona. I have been using Happy Inspector in my business for over 7 years. It is excellent tool to evaluate & report on their properties to my Owners. It is very easy to use and very adaptable on the fly for various situations. I highly recommend it. Bob

Price
There is always room for improvement. Overall the app works as intended. It may be a clunky a-b process, but will give you a great report in the end. What I really do not understand is we live in the world of $1-$6 apps. Now I understand how in app purchases work. They are asking for hundreds of dollars for a yearly subscription. They used to charge by the report which made more sense. I’m dumbfounded on their pricing structure. I would not recommend unless you have 100 plus properties.

Emailing reports
Is there a way to auto add my name for signature after I complete a report so I don’t have to add it every time? Is there a way to auto populate or permanently add recipients at the email setup. i.e. I email my reports to the same people every time. I have to search through my contacts to add a recipient or type it out and also to cc or bcc myself. Hi Is there a way to make sure the emailed report created through your app can be confirmed as “sent”?

Logging in
This is dumb but I downloaded the app and for the life of me I cannot register It’s only asking me for email and password which since I didn’t register, I don’t have 🤦🏽‍♀️ Tried clicking the contact sales tab - which it’s not allowing my email, therefore no button to click to speak with someone Help!?

Makes my job easier!
The app is perfect for keeping me on task and walking me through each home so I don’t lose track of what I’m supposed to be doing and how I’m supposed to be documenting the condition. Easy to look things up over heads of management.

Just started and app crashes
Just spent hours building my template on the desktop version and when I go to my I phone app to test, it constantly crashes. Went with this company because of my property Managment software but will be stopping service. Look at other reviews, seems everyone is having a similar issue with how clunky this app is. Look for an alternative that actually works.

Completely useless
Seems like a great app but unfortunately it is completely unusable due to constant glitches. I need to restart the app for each function. Hopefully devs actually pay attention and fix this as their product is currently unusable especially for work.

1. Export to MS Excel 2. Export notes without images 3. Organize properties into folders: eg weekly, Monthly, quarterly, or by client e.g Freddie Mac, Fannie Mae 4. Weather conditions at inspection time 5. Export or report with images and notes sorted by rooms. Currently all images appear at the end

Missing Key Function...
What about Property Managers who have to inspect common area and not a unt? We need to generate a report for a HOA community/folder without having to select a unit. Please consider.

Great out of the box functionality but ....
For the solo property manager/owner it lacks online access to manage properties. Purchased solo 5 plan to try and gain access to a report I created but was locked out after 14 day trial. Had to rely on the iPhone/iPad app to email. Report would not send to my public domain accounts ( suspect public domain account restricted attachment size but was not able to confirm). Finally got the report after 3 days of troubleshooting and using a private domain account. Great overall template and walk through. Love the ease of use and application for a thorough walk through, just lacks support for PC access to manage reports and properties for the small owner/property manager.

One of a kind...
I searched everywhere for an app that would help bring our business from paper and pen to the digital age. After many trials with many apps I almost gave up. HappyCo has created something really special. The UI is great, customization is easy, and the finally reports look great. It's has not only impressed us, it has also impressed our clients. Now this may not be the app for everyone, but you will know right away if it's meant for your business. It took roughly one evening for me to set it up and get it ready to test it on a walk through; it's worked since day one. On top of all of this, their customer service was down right impressive. I reached out to them on multiple occasions, for advice and billing questions(my issue not theirs) and I would receive a response in less than 5 mins; sometimes way less.

Very good execution, but is still evolving
For what this app claims to do, it does it very well. It is reliable and produces a clean and fresh looking report format. It does not do exactly what I needed to do, but I have tweeted enough so that it works fine for my business. In speaking with the people at HappyCo, it is apparent that they are listening to their customers and furiously polishing and improving the app and web client. Oh, and let me give praise to their customer service. They are prompt, responsive, and will talk to you on the phone first long as you want until your issues are resolved. They will also listen to your wish list. The monthly price seems a bit steep at this phase of the app development, but if it continues to evolve as promised it will be more than worth it.

Decent product, poor service and pricing
I've had nothing but trouble since they rolled out this new app. From the days and days it took to migrate my portfolio and templates, to the lousy customer service when I needed to speak to someone about the new pricing structure. One of the features we liked before was the pay-as-you-go pricing. The subscription model will not work for us and we will not be using the product any longer. The lack of customization of how the final report looks makes it not worth the new price. And be aware, if you are a smaller operation, you can only subscribe to the smaller plans through the in-app purchase. That is, until you surpass your limited use and the app stops opening. Making in app purchases impossible. All subscriptions should be available through corporate billing, like the bigger plans. I don't want the charge on my personal device, it is a business expense.

Incredible! Changed our business for the better.
Inspector has completely changed our business! We've eliminated literally tens of thousands of pages of paper inspections per year now that we have this app to use instead. The app speeds up inspections but more importantly completely eliminates the administrative time required to scan, sort, organize and store previous inspections. The ability to take photos with each inspection item takes our inspections to another level. Thanks HappyCo; keep up the great work.

Extremely Useful, Intuitive, & Efficient
The Inspector application is extremely useful for completing on-site inspections at the touch of a finger. The entire app is very intuitive and can be easily picked up in 15 minutes. Tasks that used to take 20 minutes and be very cumbersome now take 2 minutes and reports are generated with a tap. Overall a great app that is continually updated and improved. Customer service is also top notch! Love HappyCo!

One of the best
This is honestly one of the best apps out there for businesses. As a property manager and owner of tens of properties I couldn't be more happy with the support and usefulness of the product. For the longest time we've been using paper and excel sheets and what a difference happy inspector has made. We are now completely paperless and efficiency hasn't ever been better. Thank you happy inspector team we love the product!

We just started using the app through Buildium which syncs perfectly with Happy Inspector. We have been 💯satisfied with just about everything. They have a little work to do on making reports more appealing automatically, but you can make changes to the settings for the reports across the team.

Great product
I'm a landlord with just a few homes, so the big subscription packages are not really worth it. The app, however, is perfect for simple move-in / move-out. Modified the template for each house and is great for documenting conditions pre and post. The ability to share with tenants directly is also convenient.

Great Inspection app
I have tried many apps and found Inspector by HappyCo to be the best on the market. We typically do 300 inspections a year on 2 iPads. Being able to sync between both iPads is wonderful. App allows quick and easy editing of rooms and features on the fly to accommodate all properties. We especially like how customizable the app is. Also the staff and support behind the app are great to work with...easy to reach and always wanting to improve their product. Thank you!

Stay away from this app
Horrible customer service, I asked someone to return my call in an email and they replied to my email but never no phone call. They gave my password to someone else so they could use the app I purchased on my account. If they are willing to give out passwords that easily what are they doing with your credit card info. I bought a yearly subscription for someone else to use for free.
