Great App for Rentals

I was skeptical thinking I might be wasting my money with this app. I have since made upgrades. It is an awesome app without upgrades, but some upgrades have features that better suit the needs of my tenants. I love how organized it is, which is what I needed. I also love the reminders for past due/backups. I am not the best at remembering when things are due, especially when you have more than one property. The ease of sending it through text or email is definitely a plus. I have had tenants that prefer texting them everything. It is hard to find an app that sends copies of everything in a text and is easy for them to view. The only thing I would like to be different is that when I have a payment, I would love to be able to scan/upload or attach a picture of the check. I currently just post it as an expense and attach a copy there. I love the format of the rent payment receipt but would love to be able to send utility bills/payments with this also. Otherwise, it is fantastic!

Great App. Simply the best, But....

Up until now, I was using an app that costs me $130 per year. I have also tried more than ten other Landlord/Tenant apps. Most are very poorly designed and I have kept on searching. When I found this app, I was amazed at how simple it was to use and how much better it is than anything out there. Excellent support. Quick to respond to your questions. Other apps makers should learn from the team that put this app together. Can only be described as simple and ingenious. The only draw back is the lack of option to use a foreign currency symbol. App Support technician told me that accessibility to currency symbol is determined by where the use the app. I, and I am sure, some other people, live In a different geographical zone than where they do housing investments. This is a simple thing that needs to be incorporated in a near future upgrade. Another issue with the app is the end of lease/lease renewal process. Instead of the app renewing the lease and adding an invoice for the next lease, it simply terminated the lease and record the apartment as vacant until you manually renew each lease. Very tedious for those who have monthly or quarterly leases. Very major flaw.

Wow! Great app

I tried several other apps before trying this one, only to be disappointed by a complex design or no way to store any documentation or receipts. But this app does everything that I could have hoped for, it has the ability to scan a picture in PDF format of all your receipts and lease agreements for each property. I love how easy it is to use! I looked at maybe 10 different apps before finding this one, but this one is the best for sure! I opted for the paid version since I have 9 properties, it is well worth the price. I had to contact support for a few questions, and they were very quick and very knowledgeable. I love this app and you will too. Thanks Landlordy for making a great app! Update: June 2019 I have been using this app for several years now and I must say that it keeps getting better and better! I don’t see how I could ever go back to the old ways of recording paper receipts and using excel or other sluggish software to manage my properties. This app makes it so easy and I would still very highly recommend it to any landlord looking for an extremely easy way to manage and organize your whole business. There have been many times where I had to quickly look up a lease agreement for a tenant for instance, the old way was to go home and look up the paper copy in the filing cabinet, but with Landlordy, all you do is look it up within the app! Awesome! Thank you Landlordy for developing and for continuing to improve an already great app!

Makes my Landlording business easy

The program has enough to make it quite useful for tracking rental properties and tenants and still be easy to use quickly on my iPhone 14. I am just getting started the last two months but am pleased with the depth of accounting that is possible and it should make tax time simpler since I can update info as it happens right from my phone. I used other computer programs for the last 20 years and always found myself trying to input multiple months of info and expenses at a time, when I could gather the time to sit in front of my home office computer. Being a part time landlord is much easier with this iOS based app. I hope this is the last program I need as long as the updates to continue making it better keep coming! Thanks Steve

Landlord

It is a nice app to organize all the properties. It work good. It just need a little modification for it to be perfect. Just need to modify apartment and tenant entry to make it easier to manage. For example when a new lease start previous tenants info shouldn’t be include into the new tenant account. When old tenant lease is over or terminate there should have a place where I can click to say new tenant and there should be a place where the old tenant file should go with the payment they owed before you evicted them. Landlordy need to create new tenant account to replace old once you put new tenant name with new lease, or send the tenant info to another folder and leave the place as clear to set up the new tenant. I just wish it take online payment. Collecting rent online would make this app better than the best.

Great App

I give this 5 stars not because it’s perfect but because it’s the best there is for the price. I almost resigned to paying hundreds of dollars every year for some to keep track of my rentals until I found this. Great app. Almost fantastic. Lots of good things about the app. I’ve tried several other programs but for the price and functionality this is the best I’ve found. The few drawbacks are the lack of iCloud back up which is not a big deal but the bigger deal is not being able to sync across devices. It would be so much more useful if I could use any device to tack on a payment or receipt. One day maybe. Keep up the good work. Hopefully this great program will grow along with my own business.

Game changer

This app is fantastic. Easily one of the best designed apps I’ve used all around. As a multiple property owner, this app has made my life so much easier, saving me time and stress and even making me a better investor. I can see clearly and quickly which properties are doing well financially and where expenses are changing over time. I love taking pics of receipts and documents and then tossing them. No need for paper copies anymore and everything is backed up to the cloud; organized and visible. The more I use it, the more I love it. My only feedback is the reporting layout is a limited for tax time and analysis or review for data entry errors. I would like an option to display more details of each line item. But still a five star app.

Easy to use

I’m using this for reports purposes and a different (free) app for accepting/ processing payments from tenants. This app gives me the flexibility to even convert one of the fields for a property into our LLC business expenses. We have updated the expense fields to accommodate business expenses as well. It’s a nice little hack and flexibility to be able to track your properties separately from your LLC and have separate reports- all in the same app. This is worth the one-time fee and is catered to landlords and real-estate investors. Better than the big-name monthly fee accounting programs that are expensive and need to be customized to your business. Love features like recurring invoices and expenses which saves me so much time.

Pay options

I am new to the Landlordy app but liking what I am seeing as far as having the ability to tie both revenue and expenses to each property as well as the reporting features and ability to attach documents/receipts for the accountant at tax time. My only question/concern/potential reason for continuing the search for an all-in- one property management app has to do with being able to connect my bank account and have my tenants be able to conveniently make their monthly rental payments thru the app. I have reviewed and searched in the help and FAQ feeds but cannot find any discussions on the ability for the tenant to make rent payments thru the app each month. Is that not an option within this app or have I somehow overlooked that feature?

Awesome rental app and Simple interface

Update 2020: still working great, new features over the years have been well thought out. Update 2019: still my go to app, new features, but keeps it simple. Everything I need in one app. Update 2017: end of the year and everything still working great. Its a no frills app, but gets the job done with minimal work. Very responsive developers. I have really enjoyed working with this app, and can see myself as a small time landlord and using this app going forward. The developers seem very open to feature ideas, and have been very responsive to my many emails. So far awesome, and with some minor bug fixes and occasional features it will be even better. In the about portion of the app I recommend contacting the developer with questions and feature requests. Some ideas I submitted: - backup restore to other locations - a way to sync between devices probably using the cloud storage location - Maintenance recording and scheduling (hint you can already record maintenance and schedule under appliances which is my work around)

Most valuable app I use

Without question, the Landlordy App is the most important app I used. It ensures that I know the exact status of each of our thirty properties. It saves me approximately 7 hours per month compared to the process I used prior to using Landlordy. And it likely saves us $3-4,000 per year in lost revenues. Thank you Landlordy team for building and maintaining this powerful app. The only major improvement that the app desperately needs is the ability to operate it on desktop (browser) or to allow two devices to login to the same subscription on two separate devices. Our property manager and I cannot both manage the property data with this app.

A really great app!!!

My husband and I have 5 rentals, we both work full time with different jobs and felt very overwhelmed trying to manage the paperwork for the rentals. This app has helped us tremendously! It makes it easy to have everything you need at the touch of your hand! Since you can have digital copies of your contracts and all information with you everywhere you go, there is no need to carry contracts around anymore when you need them. They are safe and sound at home and you can easily reference them from your phone. We love it! I recommend it to anyone that has 1 rental or 10! Very worth the $30 or $40 bucks I spent a few years ago.

Good App But Could Be Better

Very happy with this App but could be a better. As a smaller landlord with 20 units it almost fits my need everyday needs for a one stop do it all app for landlords. Just a few suggestions below: Add an option for landlords to send automatically send invoices to give an option for tenants to click on invoice to make rent payments like quick books or other property management apps and softwares. Allow tenants to access app to message landlords with repair requests or other messages related rental needs. Make this app also available for desktop users to be a multi-format for all users not just for mobile or tablet users. Otherwise, this app is almost perfect for smaller property owners.

No offsetting charges

Overall I like the program but I don’t like that it only tells me the sum total of what tenants owe- I can’t offset specific charges with specific payment amounts - so I can’t create a statement that shows which items the tenant hasn’t paid- this is a very inconvenient flaw and if LANDLORDY could fix this i would say it is a great program but as of now I have to do a lot of work trying to figure out which items have been paid and which have not been paid - then I have to create a separate spreadsheet showing the tenant a statement of items he paid and open items not paid- it’s like doing more than double the work for no reason - I hope LANDLORDY will fix this going forward and I will be happy to write an updated review

Landlordy is a must have app for rental property owners

We have the Landlordy app with the premium features and our portfolio consists of 22 units in 6 properties owned by 2 businesses. We couldn’t manage it without the Landordy app. We can send monthly invoices to all units in a half hour and managing payments is simple and easy. Income and expenses are tracked for each property which makes tax time an easy process. The app makes it easy to add properties and units so scaling the business is not a problem. If you’re still using spreadsheets, you need the Landlordy app. If you’re using another app, you should strongly consider switching to Landlordy.

Nicely designed, functions flawlessly

This app has quickly become one of my most used and favorites. Super well designed, great functionality ~ no glitching, ever. I use it to keep track of tenant lease terms & rent collection for a multi family property and it's just an absolute breeze to use. The only feature I wish it had is to customize the title ("tenant") so I could add other types of monthly recurring invoices for a shared refuse bill with my neighbor, for example ~ for now the statement / invoice that is generated refers to them as tenants and I can't seem to change that. All in all GREAT APP. Visually clean and a pleasure to use.

Fast customer service

I had a problem with retrieving my upgraded app when I moved to a new phone. Emailed the developer and got a quick response with easy to follow instructions. Great app for tracking my 3 rentals. Charges and payments are all in there as well as tracking my appliances. I like being able to send a text when rent is due. I don’t have a home computer anymore and this app lets me do everything from my phone. I can even look up a bill from let’s say the Power company, copy it and paste it in to the charge on my Landlordy account. Pretty slick!

So far so good! Love it!!!

This is new to me since we just purchased our first investment property. This Landlordy App is so far so good!!! I have my three family home separated by floor and I love how it keeps track of so much. I’ve actually uploaded my leases for all three apartments and can view it on the fly if I need to review anything with tenants. Also printing, texting or emailing rent receipts is on point. Tracking expenses for a particular apartment and printing those receipts is very easy. So far so good. Love it!!! Can’t wait to see what I can pronto out at the end of the year for tax purposes. 👍🏼

Landlord

As always this program is simple to use with all the necessary information at my fingertips on my iPhone. Have been using program for several years without any problems. The support is excellent, only asked two questions while in use, and had a quick response. Also it is easy to set up and if you forget something I can always manage to “finger” my way thru. It is intuitive. Keep up the good work and support not planning on switching to anything else. Great for landlords. Thank you Joe R :-)

Great program with excellent support

Update: Version 2 has some great new features, especially in Reports and tracking. Really great work listening to feedback. I stumbled across Landlordy while searching for a way to track rental property expenses/income. It has all the features I need and the support is fast and concise. One feature that is a huge timesaver for me is importing a receipt from an email directly into Landlordy. These days, everyone sends an invoice by electronic means and this feature removes a hassle and gives me a copy of the receipt stored in the app. Nice! Also very glad there is no monthly subscription fee and I can backup to Dropbox. Again, nice! [UPDATE]: New features continue to roll in. Developer is very active and listens to customer feedback. The new recurring expense feature is exactly what I’ve been needing. [UPDATE]: Program is still rock solid with new features added or refined on a regular basis. Best rental tracking program I’ve used.

Excellent app I would expect it to cost much more

Fantastic app for any person who has rental properties. I use the ability to capture receipt for each transaction as a expense for each unit. When i run reports and print a transaction history if anyone has a question about any line item i simply pull up the receipt. I save them by catagory, taxes, insurance, garbage, repairs, improvements etc. you can havecas many categories that you want. Very worth the investment and their customer support is excellent. They respond within hours.

It’s a great app and at a very good price . I read all the reviews off different app’s available in market and they charge monthly. When I ask them questions they said our app won’t support ur business. Which is multiple properties. This is the beast and very good price and just pay monthly of $3 for I cloud backup. You can creat multiple properties . Multiple expense and more . Very easy to use and easy to backup. Send notices . Print invoices on click of button . Send notices via email . Text . It’s great app .

Great App!

This is a great app to keep track of payments and expenses. Very useful at tax time and also has notifications you can easily customize and send to tenants via email or text to let them know payments were received. The only downside is you can’t share this with other people so it’s best if you only have one person tracking all this info. I can see it being a problem if you had multiple properties to track.

Excellent app

This app has proved very useful and easy to use in inputting and tracking expenses of a rental house we own. In the past we have used a rental company for our rental properties, but this time we are doing it ourselves and needed something simple and straightforward. This app has been exactly what I had hoped it would be. I love the fact that I can print it out and give to our CPA at tax time. I also like how I can compare year to year expenses, income and profit.

Great app especially for the ability to text message

Great app especially for the ability to text message. Many low income tenants don’t have email or a computer so the ability to text message invoices and receipts is great. Reports work well. I wish there were a few other option for reports like AR but what is there works correctly. An option to auto backup weekly would be great also.

Great app, great support

I’ve been using the app for a couple years now, and had almost zero problems with it. The one time I did have to reach out to support the response was prompt and friendly, and solved my issue. I like the simple, easy to navigate interface. I only have four units so I don’t need a lot of bells and whistles. The price is very reasonable for what you get. I’m very happy with Landlordy and highly recommend it!

Best app!

Keep up the good work, simple and exactly what you need. I like that you are throwing unnecessary features and not making it complex and unusable. I like the clean and simple design that does a lot with beautiful look and feel with pics at right locations. Just on the report, I would love to see past few months listed in addition to previous month you already have without having to go to custom report which is tedious :). Thanks!!

Great app

Great app for tracking income and expenses. I wish it had a dashboard with some useful financial performance indicators such as rate of return, cap rate, cash on cash return, etc. Another area for improvement is building the ability to split the ownership of a property and its associated revenue and cost. e.g I own 50% of some of the properties I have listed in the app. Ability to split the income especially when/if you do financial analysis is really helpful.

One of the best Landlord apps to use

I love this app, everyone that owns rental property should have it. Helps keep everything on one app. The part where you get an alert on your phone about a tenant paying the rent and just being able to open Landlordy app and entering that payment it’s very useful. I would have to remember when I got home and input it on excel, or even write it down to track it. Game changer for me.

Don’t let this deal pass you up! Very easy and simple to use! I use it for multiple units and complexes and am very happy with it! Sends out invoices! Sends out receipts! Sends out reminders! I love it! I only have one recommendation I personally would prefer the ability to save to Apple iCloud Drive since I have no desire to use Dropbox. Other than that it’s great! Maybe both options can be implemented?

App is Amazing

I searched a while for an easy way to keep track of my rental units. I have one building with two units, so I needed something simple. This app allows me to set up recurring invoices and payments. When I enter a payment, I can then share the receipt with my tenants. In terms of record keeping, this is the way to go. 5 month update: still loving it. I paid for the $50 app and it’s worth it.

Great App Great Service

I’ve been using this app for over a year now. It’s a great app if you want to be mobile and don’t have a huge portfolio. The best part is it’s a one time purchase. Don’t know why you’d choose anything else! They even followed up with me on a question I asked about months ago. They let me know the feature I was looking for has been creating to make things more streamlined! Great app for the small Landlord.

Awesome

I have used Landlordy for five years. I only have 20 rentals, but it has saved me time, money, and had a tremendous impact on my taxes. I have recommended Landlordy to every rental owner I know. I probably only use 30% of what it can do, but I’m old school and I’m happy. Their customer service is top notch. They get back to me the same day and often within a few hours. I can’t say enough.

App worth the money, made it very easy to mange invoices, payments, expenses.

I was looking for an app to keep track of my rental property. Best part is that this is one time cost. Easy to customize. Gives a snap shot of the expenses and revenue. Another good feature is integrated invoice capability. It shows current status of the property interns of tenant being late or if it is vacant for how long. Overall extremely satisfied. Have recommended to my friends.

Love it! Best property management app I have seen

I looked at many apps for property management and this one is by far the best! Easy to use, has flexibility and can be modified to suit needs more, great graphics and general look, encompasses almost all my needs, able to attach receipt images to each expenditure, no glitches whatsoever and most importantly able to back up smoothly on the cloud and export all data in an excel format!!

GREAT APP

I have used so may, what I thought were good Property Management Apps, Door loop, Landlord studio, Stessa, etc. I have spent so much money, yet I couldn’t find one that fit my needs and worked in the Virgin Islands. Thank you, this app is user friendly, I love how organized it is, and it does all the work for me. For a new LandLord or a small Property management business. I highly recommend. Great app for today’s Landlord!

I’ve been using the premium Landlordy app now for probably five years and I love it. I can take it with me anywhere I go and if I have any issues with any of my rentals, it’s in the app. There’s an area where you can include any work you’ve had done on any rental, money that you’ve paid out towards makereadys and repairs… It is a game changer and a lifesaver!

Worth the investment

It’s not often that I write a review but when someone has put in a big effort to produce something that is extremely useful the review is well Meredith. The app is relatively easy to use and when I ever I have a question technical support gets back to me very very fast. I’m able to track multiple properties in one place. Highly recommend you give it a try.

It’s okay does the job

Been using for couple years now it works. I hate being forced to review, I do prefer When companies update they keep the basic process and look of using their app the same so I don’t have to relearn . Bug fixes fine, But don’t keep complicating an app just because you think it makes it better. I chose it because of its simplicity not in spite of it. OK now that I’ve written some thing I guess they will allow me to use the app again and finish what I needed to do in the first place.

Would definitely recommend

I used to use Landlord Studio and due to their increasing costs I switched. I was hesitant at first, but this app has surpassed my expectations. I love the simplicity of entering new properties or leases. Keeps tracks of my expenses and stores all receipts. Keeps track of all my appliances, maintenance, etc. Definitely makes keeping track much easier.

You must buy this!

I have used this product for several years and I can not say enough how great it is. It does everything! I have used the reports for financing and management. You will not be disappointed! If you are managing just 1 or 100 properties this app will work for you. It’s so easy to log receipts while I’m out and send receipts directly from my phone.

Configurable & Well Organized

I've paid for the app to add the additional ability to configure the various items such as payment types. I've found the app to be mostly intuitive and well balanced with features and usability. The UI could use some better navigation as some features or fields may not be apparent at first glance. The app is well developed and reliable. I would recommend for anyone doing basic property management.

Surprisingly awesome!

I have been using this app for about 1 year and it does a great job with the features. I have 3 tenants and payments and invoicing are smooth and seamless!! I love the text receipts! One suggestion, add an Electronic Payment line instead of having to use “Other”. Nowadays people pay rent using Bank Transfer, Apple Pay, Venmo, PayPal, etc.

Really Happy with App

App is relatively simple to use and not overly complicated. I like the option of sending invoices as both a text and an email. Only thing that would make the app better would be if it would work across devices, like right now it only stores the info on one phone. It would be nice if it was on my phone and my partners phone.

Must have for landlords

Easy to input info and it’s all at your fingertips...minus the paper trail that you’ve been wrestling. I am in love with this app and the reports you can create and text, email, or export will be perfect for the accountant next tax season. Just wish there was a way to archive properties/tenants that are no longer active. (Maybe there is and I haven’t figured it out.)

Great records keeper

This is the third rental units program I’ve tried and by far the easiest and best one. I’ve had only one problem with Landlordy and their customer service people quickly and efficiently walked me through the solution. I would recommend this App to anyone who needs to keep track of rental units records.

Solid Landlord Platform

Overall pretty solid, but quite a few upgrades / options would be nice to see: Wish it let you enter more than 1 tenant/contact info per unit/property. Would be nice to include additional info about the property too. Would love to see rental insurance options to offer tenants. Maybe future partnership? Would like to be able to insert my own reminders and be able to reach out to tenants as well as attach documents to those messages ie move out inspection reminder and attach checklist, notify tenant of work being completed in unit, by who and when etc Not sure if possible, but if tenants could submit maintenance requests via a portal/app that’d be huge too

What I was looking for

This app has really helped me manage the cost of having renters in my home after I had to move overseas for work and didn’t want to give up my home. Easy way of tracking payments and bills alongside a repository for leases and information. Really enjoy using this.

Alternative Backup Locations

Being able to select my own backup location would make the application more useful. Owner of the application may be getting paid by drop box. Obviously the small amount of backup space could eventually force app users to pay for a drop box account. Check out tenant cloud as an alternative.

Great Ap for my 8 rentals!

I have a full-time job (not rentals) and my rentals are a hobby, so I don’t have a lot of time to put into paperwork. This ap is easy to use and keeps track of everything I need. PLUS I have had a couple of questions over the years of using the ap and they answer my email the SAME day. Wow!
