This app allows me to put in service requests with ease. Everything is sorted well and checking the status of these requests is also a breeze. I can view up to date information about my financial status and the portal allows easy navigation to different BILT reward options. I am able to sign lease documents and view my current paperwork. The community tab allows me to see ongoing and upcoming events and notifications. Everything loads fine and I have not noticed any small glitches making things difficult. Easy 5/5!
The only part that I actually like and find helpful is how fast and easy i can pay my rent compared to the process it takes to do it on my computer. But on the other hand, it takes me like 5+ tries to make a maintenance request bc it gives you the option to leave the request page you just started typing and didn’t send yet- without saving it- If u swipe down from the top. But you also need to swipe down to leave each pop up window while u are filling out the form and it keeps completely exiting the maintenance request form and I have to start all over again. Also they don’t give you many options like the website to contact managers, etc it’s kinda limited. But overall It’s not bad
There’s a whole warning when you go in to use the payment function basically telling you not to go back or cancel your process, it can cause you to basically “ghost” pay and will f up how you view the balance. Its super buggy and small things you do while using the apl can cause an issue in posting payment. I mean..the core function we use is payment, so the rest of the app, even if it works fine, doesnt really make it easier to pay rent. So that alone is annoying. Not to mention, we tried to add a bank account that we know for a fact have never added before, and it tells us its already connected and wont let us add it. Then it connected an account…that is neither of our account numbers - so its just some random account?? Idk.
We have enjoyed the experience at Fox Run very much. The office folks and maintenance crew are all extremely helpful. The space is cozy and homey. The only thing I can say as a constructive criticism is that we did not know our building was smoking-friendly until we moved into it. Also, I do miss the tree that was directly outside my window in the living room, but I am sure it was cut down for a reason. Thank you so much!
I was told I was responsible for $65 a month & sec8 would pay the rest. Since I moved in with a TERRIBLE WELCOMING By assistant property manager & leasing officer in April 2024 my portion has been $88, 100+, 100+ now $200🤬 this place had me paying Gas & Electric twice due to me already paying BG&E. I’m not happy with having 2 pay 4 amenities I don’t use smh…PATHETICALLY Pitiful. I’ve had maintenance in my home on no emergencies without my concern, exterminator knocking on my bathroom do without notifying me of time & date; the 1st week of move in..Bathroom sink clogged, kitchen sing leak, and bathtub stopper doesn’t work, kid size stackable washer n drye that leaks. I can’t even put bed comforter in washer; too small. This is s terrible place 4 me n wish I chose somewhere else 2 call home cuz this complex is trash
I Overpaid. The ac/heating unit is loud to a point if you’re sitting on you’re balcony you got to yell to talk on your phone or have company when it’s on. And it’s in desperate need of paint and the vents need cleaning. The blinds are old and have white drips of paint. The building reeks of trash form time to time from the garbage shute. The elevators keeps braking down. The parking garage is dirty and dusty. And they charge you for parking and the arm that supposed to not let people in without a fob but keeps getting knocked off. The fire alarm keeps going off randomly running drills during the day. And a family of ducks live in the pool during the summer. Even the website is bootleg can’t leave a review unless you give them a star
I think you should add more options like (Other) because I had to select something that didn’t have anything to do with my issue at hand. For example. My tub needed glossed and the system will make you select anything. So if you had an other option I can type in details and descriptions. Thanks.
I love where I live it’s convenient to everything and quiet. What’s even more convenient is me using this app to pay my rent! No having to get money orders no walking 2 blocks just to get to the rent office just me paying my rent without any fees. Not to mention the owners are actually improving the property with the raised rent amount. Can you see change at your property? 🙌🏾
This is a good app to pay your rent (make sure you use a bank account to save on paying the convenience fee). I wish they were more upfront about that fee I would have saved a lot of money. I wish it was more user friendly and we had access to update our leasing documents as well as uploading from there any updates like renters insurance policy updates, pet addendums Etc, right from this app. Make it more multi purpose right now it’s just good for paying my rent.
Sometime app does not open, or freezes right in the middle of you doing something. The 20% late fee is absolutely ridiculous, because I pay my rent when I get paid from my job, and it’s not always by the fifth of the month. This app is NOT that convenient, because every sense MP management took over my complex, th customer service and maintenance requests are horrible. Our previous payment app, messaging, phone system, we had was way better.
The app is good for making payments and seeing how much you owe and why as well as talking to maintenance. The only thing however I do not like about the app is how they add a extra paying fee because you are using a card . When we paid in the other form in person we could pay it in total with not extra fees . So I think it’s unfair that we have extra fees for cards .

We have recently relocated and greatly appreciate access to documents like our lease at our fingertips— who knew libraries needed that much documentation to get a card!!!??? I missed having the support of the maintenance staff with a quick online submission. They are highly responsive and my stress levels are down.
I moved to PCourt 2 months back. Really impressed with the maintenance services. My heater stopped working and they responded within half an hour at 10:00 pm to repair same.. They noticed it need a complete replacement and done it within 3 days.. provided replacement heater without asking.. Impressed with overall experience!
Easily allows you to sign into your account and check your balance with a breakdown of all charges. Recognizes FaceID so signing in is a breeze, allowing you to add a checking account (which can take a few days for payments to process but has no fee) or you can pay with a card easily.
I was so excited that there was an app that I can track all my information and make payments on my rent. I thought “this is cool now I can pay a bit at a time so my bill won’t be so high on the 1st of the month.” I have to say I was very disappointed about the convenience fee every time so now I have to make one time payments every month. So I guess it’s not that convenient.
This App is ideal to make my monthly payments, add maintenance request, and get notified of the status of those maintenance request. Instead of sorting through favorites or entering the url, this app makes it simple to navigate and do what I need to do.
I want to be able to pay my rent upfront or in full and I can’t do that on your app. If I pay earlier than the 1st, it shows a negative balance. I have to wait till after the first to see what’s actually due…. It’s just annoying to have to think about it when I’m busy trying to run a business. in fact, this was one of the questions I asked upfront and they told me I could pay early.
Pretty good app. However, the most distracting this is when submitting a service request if you hit a picture you added or something else by accident the app will completely delete your request and make you redo it. Extremely frustrating. Other than that annoying—but minor glitch, the app worse pretty well and gets the job done.
it has been about 4 months since i used my washer & dryer in my apartment waiting for a replacement or repair to the old one. The main reason i chose this apartment was so i didn't have to leave my home & pay to wash clothes which i've been having to do these last 4 months and is unacceptable. i haven't received any updates of any sort have been to the office multiple times regarding the concern and still nothing. i just want some updates and reimbursement for having a non operational washer dryer unit.
I recently moved in And have had nothing but issues in My townhome from sloppy unprofessional maintenance. For what the cost of leasing is here the quality should be better. The company sends out a email reminding us as tenants to pick up after our dogs but there is not any trash areas around for us to place soiled bags in. The one trash can by the grilling area is overflowing and hasn’t been changed. I made many maintenance requests on work that was very poorly done. Plumbing out of the wall Plumbing rusted Plumbing missing valves Screws missing Poor quality Quick fixes to fix problems from prior tenants Prior Water damage The townhome was poorly cleaned I had left over underwear in the laundry are But what’s worse was smelling a smell and having myself and son start getting sick then me discovering i have preexisting mold growing under the bathroom flooring that we have been deposed to ....
Maintence has been amazing on the day to day things. I use to have to wait for weeks for results to be fulfilled but lately things have been much better. Mr. Davon has been doing a great job with making sure results from my building have been completed and tenants are satisfied.
Unfortunately I’ve had to submit several request in the past few days but the response time of maintenance coming out and getting the issues resolved has been phenomenal thank you Morgan properties for making my unit comfortable
The app helps with just about everything unless you want speak to an individual as preference. Otherwise basic information, making payments, billing details, and maintenance are all right there.
I love this app when it’s time to pay rent and request maintenance. I never had issues with this app other than logging in for a period of time but that was situated. You have the options of CC, Debit card & even Apple Pay which is nice.
Really simple and easy to use my only issue is at least with my complex it doesn’t register quickly that I’ve made a rent payment with my apartment complexes system so even though I had paid my rent it was saying I hadn’t. Other then that which was fixed with a simple phone call I have zero complaints.
This form of payment is very elite. Nearly everyone has direct deposit of some kind and being able to pay rent on the phone from anywhere you are is beyond convenient.
Living here is convenient to where i work& even to mall. Maintenance have been fast in terms of repair & exterminators come quickly. But the only problem is replacing equipments! Dryer has been broken since i got here. Maintenance came and replaced some parts until it gets totally broken. I requested maintenance almost weekly and every time they come they would say it needs to be replaced. So for more than a month we don't have dryer. It's so sad that There has been no update!
The application is perfect for modern day tenant and leasing company arrangements. Initially, I had concerns about the reconciliation of the financial data being tracked by the application. However, my issues were the result of a new company taking over and needing time to appropriately record all prior transactions.
This app is better than the last one I’ve had to use before the new company took over. I just wish it would allow video to be uploaded when it comes to maintenance reporting.
It’s convenient to pay rent and submit maintenance requests through the app, but the lack of details is frustrating. With other apps I’ve used, I could see breakdown of rent costs (i.e., rent, trash, pet fee, etc.). Also, completed maintenance requests rarely have any detail as to what was done to fix the issue. It’s helpful to know what’s been done instead of thinking nothing was done (based on observation).
We love our apartment and the extras. This is a whole level up in quality of life for us. We have a lot of space and it is quiet even though we are surrounded by other families and neighbors. I wish we had gotten here years ago.
App is easy to use but hard to see. App is not designed for the visually impaired so it takes a while to navigate. I wish print could be bigger or have the option to make font bigger,
Best app for a place to Rent! I love how I can make a request through the app and maintenance shows right on up the next day and doing a quick fix! And the office assistants are just so kind, nice, and amazing! Only did 4 star because some minor fixes that could be done. Overall great place to stay and app!
Just moved in to a Morgan Properties apartment the beginning of July. Had numerous issues from dryer and oven not working, to reoccurring leaks. Have submitted over a dozen requests for maintenance, but they only apparently show up if it’s something that could possibly hurt the property. A month later, we are still having to rely on takeout and laundromats instead of using the appliances in our unit we’re paying for.
I like how a resident can submit work orders, pay bills, and view payment history all on one app. Makes it very convenient and easy to complete various tasks in a shorter amount of time.
the app can is slow to the point you will close the app before it will get done loading. The service charges at times be ridiculous because why would you be charged like a subscription from of a streaming app just to do your responsibilities
Thank you for not including a fee to process payments from bank accounts. I hate the idea of paying a fee to pay my rent. I have enjoyed and appreciate the changes Morgan Properties has implemented since acquiring our location. Thanks!
App is extremely convenient, it has everything you need to manage your household. It is also maintained very well; everything works well and works quickly. I love it!!
Up to date information always. Easy to manage documents- you are able to fill out and sign forms within app. You can request different services. Very convenient.
The app is not the best thing ever because the system will make you think it’s time to pay a bill and it’s really not or the opposite as if you haven’t paid your bill. It’s very important that you yourself keep up with everything you do and triple check that you are up to date on paying your rent and everything else that want you to pay.
I recently submitted a request to repair some things in our apartment, thanks to the current management and Steve who has been very kind and helpful to us, we were able to solve what we needed. thanks Steve you are a great person🤗

The Morgan Properties app works well. I can submit problems and make payments from it. I do wish that payments were pulled from my account more quickly but it seems to have a two day delay. It would be five stars if not for that.
I have only used it to pay my rent. This part is very easy and quick. Payments reflect on the account immediately , even before it’s pulled from my account. No issues so far 👍
I got paid Friday night (the 3rd) at 12:00 am. So Saturday (the 4th) when I woke up I started trying to use app to pay rent as usual but would not let me log in. So I put forgot password followed steps but never received any emails. So I kept trying all weekend til Monday (the 6th) morning I went to office and they had to reset my password from their computer so I could pay & I get stuck with $125 late fee because of this app.
As the review says. Easy to use, with a simple yet clean design. If your balance is at 0, Any payment you make will say (-100 in “Account Balance”) if you make a one hundred dollar payment.
It’s nice having an app to pay the rent and request maintenance. I HATE having to log in every single time even when I turn on the “remember me” option. That’s very annoying. Also, the bill breakdown is not very thorough which I dislike. Aside from the convenience, the app is not great.
Either the system or the people running it is terrible because the amount due each month doesnt show up properly but says you pay. Then when you call to ask about it they give you no responce and say it was a mistake. So we either are going to backpay and itll kill us down the line or we just bite the bullet and pay twice and hopefully dont get charged again
