Needs a bit more work
Love the app. Had to take the courses and it helped in understanding how it works better. There are some things that take too many steps(inspections and filtering for service orders), but at least they work. However, the 2 that need some major updates when working in the field are: First the ability to edit contact information. Example: tenant changed number, had to knock on door to get in contact with tenant, and when they give you the new number you can’t modify it until you get back to the office. The second is Assets. Why can’t the asset be added through app? It would improve accuracy when installing new appliances to do it while in the unit, and not wait to get to the office if the techs are installing several appliances into several units.

Worthless
If you would like a program that is unintuitive to the extreme, you have found it. Their computer program interface designer must have never heard of a user interface before. To simply add a bank account(the most basic component of tracking rental finances) takes 37 steps. Yes. 37. Mint is a FREE app that can follow every penny of your personal finance, categorize it, track it, and compare a numerous host of data points for spending and earning in real time with updates and automation that is exceptional and it is a two step process to add your bank info. This garbage costs $550 to start and $150 a month and you have to MANUALLY IMPORT EVERY TRANSACTION FROM YOUR BANK and then YOU have to categorize it, YOU have to track it, YOU have to navigate their archaic nearly MS-DOS level program with the least important things as the easiest to access and the most important things buried in sub-menus, buried in sub-pages and hidden in the most non-intuitive places imaginable. This may be the best example in modern times of how not to design a user friendly program. Even to enter rent manager’s program on a Mac you have to use a janky Microsoft program called “remote access” which basically puts you into a laggy Windows program on your Mac. It’s a complicated and hideous process which is exactly what you were trying to avoid when you bought your Mac. Welcome to endless frustration and useless features as the “highlights” of this garbage you just purchased.

RM AppSuite Pro. Nice improvement
Text messages show time from a different time zone. There is no “red bubble” alerting me I have a new text while in the field with only my phone, it would be great if contacts had access to contacts on my phone. Overall, a nice improvement to the previous app, I would not switch back. I’m sure improvements are in the works. Great to text from the app and have my personal number hidden, the commutation appears in the tenant notes. Nice feature.

What happen?
The old version allowed me to see my tenants ar balance in the field. Where did that go? We are a commercial pm company so using RM has always been a mixture of good and bad. Really frustrating that they have not created more “commercial “ aspects or ability to delete the residential lingo. We’ve stuck with RM since our inception in 2019 but due to the full-residential platform, and their customer service team not understanding the commercial aspects of pm needs, it maybe time to move to a true “commercial property management” software platform which generates professional commercial reports. Overall you should be able to edit RM defaults for the ability to truly customize all aspects of the system to meet your needs. We don’t need any of the residential components but can’t delete or hide it because it’s a default. Great in the beginning but we’ve outgrown the simplicity of RM.

Rent manager getting worse by day
First I was excited downloading the new app from rent manager but once I downloaded it I realized that the old app had some features that the new does not have. for example, in the old app you were able to see everybody’s name AND THE BALANCE on the outside without having to search. Now when you search not all the name coming up and even when it comes up you actually have to press on the name and then you can see the balance. Also in the previous app it only came up all the names from the CURRENT tenants unless I selected differently and now when I search it comes up all names from past and future. Many other things rent manager is getting worse by the day, be smart and change from rent manager. Many other much better companies out there.

Feedback - Help
Here’s my problem; It’s currently 2:00 a.m.—I received an “emergency” call from a tenant and they didn’t leave a message. In an attempt to reach back out to see what the issue is, I cannot do so because I can’t see a call log. Now, I’m newer to this platform/app use—this is probably the first of many feedback posts. Please allow users of the app to see a call log without having to go through the voip setup. You should at least be able to see who’s called only getting stopped with a voip set up notification once attempting to call. Especially if setting up properly requires a representative of Rent Manager to do so. Or allow this set up to happen by the user.

Use anything but this
Rent manager is clunky and it is not user friendly at all. Lots of items that come standard in other property management softwares are missing from rent manager and they seem oblivious that this would be problematic. Portals for residents are the worst, it’s an embarrassment to your business and reflects poorly on your capabilities as a manager. Literally spend the money and use anything but Rent Manager. Updates to the program are exceedingly slow, poorly designed, buggy and generally unusable when launched. Everything that’s actually useful is hidden in layers of tabs and useless programming. There is no way any aspect of this was designed by anyone who’s ever been a property manager before.

Functions
It does work, usually. It currently isn’t even booting up for me for some reason but I know tomorrow it will probably work again for some reason. The app does function as a work order system but is very slow in loading, especially with messaging tenants or clients. The new update to the work orders prioritizing the title start with the work order number has completely ruined any organization I had before. I can no longer sort them based on any title I make because the work order number trumps any choice I have, making any organization of work orders frustrating.

Step in wrong direction
I was a regular user of the previous app. What used to take me one click, now requires eight clicks. Moreover, the information that is presented is slightly less valuable. Some details are missing; that means a lot to the management when they’re trying to see data on the fly. I can understand you wanting to make the app more of a tool for inspections and management to resident communication. However, if it takes too many steps to get to the resident names, and there’s no filtering by unit number, it’s nearly impossible to use for properties over 4-5 units. Property managers can’t memorize everyone’s first name.

Not good
Nothing works in this app. Work orders are hard to navigate and continues to show me closed and open orders from 3 years ago. Trying to navigate the app is confusing and aggravating as it already is. Nothing online to help. I use the contact mostly to see tenant balances and that’s even more useless than anything. Can’t really go into it into details of the tenant or make adjustments. Only good thing about it is getting the tenants phone number and texting them, but that’s also an extra charge. Can’t access any accounting features or reports. Waste of money actually. Forget trying to go online and use the website. That’s even more useless. You guys need to do better since most of us Owners, property managers and supers are on the field most of the time and need this to be more mobile friendly. App and website… we cannot lug around a laptop to make it more functional.

Beyond fed up with LCS/Rent Manager
I am experiencing nothing but absolute degradation in the quality of service, features, efficiency and effectiveness of LCS products and services. The app use to show the inspections that you created, but when I called today because I couldn’t see the inspections created two weeks ago, you can no longer see it in the app that you created in.. what?????? absolutely amazing, in bad way. I was told that you have to log into the RMX version online to see them, however, what’s the point of having an app if you have to log out of it to log into a web browser version in order to see what you submitted and not be able to see in real time what you used to be able to see. I must say there was a point when I applauded it Rent Manager/LCS, however, I definitely need to find a new vendor that can accommodate making my business operations more difficult Beyond fed up!!

Needs to be more user friendly
I wish there were more customization options. Maybe I’m looking in the wrong place, but it would be nice to be able to create your own inspection templates, say for a 3 bed/2 bath home, or a 4 bed/2.5 bath. That way, when a home like that comes up, you go directly to the pre-made template, instead of having to alter the generic one each time.

Handy for in the field and without immediate access to computer
Not sure why this is only 3 stars, but I think the app is very handy for away from office and without a computer nearby with RM installed. Great for maintenance in the field recoding violations, move out inspections, and updating service issues.

Not able to give permissions for photos
When trying to test out the service portion of the app, I am not able to provide permission to access my camera or camera roll. Seems like everything looks ok from my phone settings side, but cannot see where to fix this issue through the app.

Text Messaging
Being able to manage the Text Messages in bulk would be very helpful. Currently to mark them read, they need to be opened individually. Being able to select multiple and mark “read” would help. Even when they have been read on the RMO, the rmAppSuite Pro still shows as unread.

Shockingly Bad.
I would be embarrassed to release this app to the public. It’s like someone who doesn’t know how to create applications created this app. It’s CLEAR they put ZERO effort into creating an app that is worth using. You would think they would do something about it with the terrible reviews and in this day and age you need to have an awesome application if you want your customers to stick around or better yet if you want to gain new customers.

inefficient and full of software bugs
if you are trying to to tenant work orders or rental management from an app this is the wrong one! the computer interface is ok but the app is a waste of time. customer service says they are aware of the issues and have no timeframe of when the app will be redeveloped. look elsewhere, this is an honest review of a user who tried making this work for over a ten days and spent hours on the phone with CS

The app is better than the RMSuite, but still needs improvement and bug fixes. While it has more features, The app frequently freezes or closes the entire app when out when attempting to close out a work order.

Seeing text messages from my entire group at the moment
Why would I have to see all text messages and notices from every property manager communication in the app? Very annoying.

Not useful for mobile work
This app does not help us work on the go. It takes a dozen taps just to get an inspection going. Then you can’t see the inspections or service issues without a lot of counterintuitive filtering. The texts don’t update without going back to the main page first. Very disappointing, because we really do need a functional mobile app.

Inspections won’t complete
I was super excited to start using this app for inspections with the realty company I work for. However, non of my inspections complete after submitting. They stay marked as “building media submission” and are locked out from viewing in the main program at the office. The app version on my phone is very limited with tenant account access and property information.

Older version fits my needs much better
I like the older version much better. The older version allows you to search a tenant by unit number and it will display all of your tenants without having to search by name. On another note I do like being able to see the history/notes on the App Pro.

Common Sense Fix
There needs to be a setting where technicians can’t be clocked into multiple service orders at one time! Sooooo much wasted time fixing clock in/clock out errors! Just do this one little thing RM, please!

Tenant account number should be next to tenants name. It’s important to find this easily when tenants are trying to pay rent online.

Absolute garbage
This app is the worst. It used to be ok when it was the old version but ever since they “updated” it has been an absolute $h!t show. I even tried to speak with the dev team as did a few of my other co workers, but our complaints fell on deaf ears. The UI is atrocious who ever wrote the code doesn’t have a clue how front end code is supposed to be written and should be ashamed to call themselves a programmer. The app is also clunky with no clear labeling and is as slow as a bunch of senior citizens with fake hips competing in a sack race. To use this app for a professional application is just plain irresponsible.
